Resident Selection Policy/Residency Criteria

Brentwood Commons Apartments.
Policies
Maximum of: 2 persons in a 1 Bedroom Apartment; 4 persons in a 2 Bedroom Apartment; 6 persons in a 3 bedroom
Security deposit, application fees, hold fees and first month’s rent must be paid by Money Order or Cashier’s Check ONLY. A copy of your Social Security Card and Driver’s License will be obtained and made part of your records. An additional deposit may be required if employed at current job for 6 months or less.
Background Checks- Credit, Rental, Criminal
Credit, Criminal and Eviction checks will be obtained for each person over the age of 18 years with a third-party applicant screening agency. Each person must meet current criteria in all three areas. Adverse history may be grounds for denying occupancy or requiring additional security deposit monies.
All applicants will be screened for criminal history. Applicants with certain types of misdemeanors, felonies, and federal criminal convictions will not be accepted. Applicants with certain types of unclassified criminal convictions will not be accepted.
Rental verification will include obtaining your current/previous address, with landlord’s complete contact information, as well as the length of residency. Any adverse information relating to payment history, evictions damages and lease violation history will not be acceptable and may be grounds for denial.
Income
To complete the application process, the following documents will be required:
HOUSEHOLD SIZE: Includes each person who will reside in the home.
HOUSEHOLD INCOME: All income from any income source, including but not limited to, all wages, social security payments, retirement benefits, military and veteran's disability payments, unemployment benefits, welfare benefits, and interest and dividend payments.
MAXIMUM ALLOWABLE HOUSEHOLD INCOME: HUD (US Department of Housing of Urban Development) publishes annual gross income limits based on household size that are used to determine the maximum household income.
